Artesia Rentals Rental Policy At Artesia Rentals, we try to maintain a flexible yet professional relationship with all of our tenants. Most of our tenants are business travelers, or professionals away from home on extended stays. We realize that you expect the utmost level of professionalism and must have a certain degree of flexibility.
Reservations In order to keep things fair and dependable, ArtesiaRentals.com requires all reservations to be accompanied by a $200 deposit. The Reservation deposit may be made by check, and should be mailed to the following address: Artesia Rentals, Attn: Reservations, 5400 Mc Rae Ave. La Mesa, CA 91942. You're reservation is not confirmed or guaranteed until the check arrives to the Artesia Rentals Office. Once the check is received, your chosen property will be guaranteed available for you on your date of arrival. This deposit is ONLY refunded when you arrive and check into your new home. If you change your travel dates, or choose different accommodations, your $200 deposit will be forfeited, and will not be refunded by Artesia Rentals. The only exception to this rule would be if you are traveling for business, or on government orders and your employer has cancelled your trip. If you are requesting a refund based on this exception you must provide official documentation from your employer.
Payment All rental payments must be paid by personal check or money order. Our policy is to bill each of our tenants on a bi monthly basis. We have found that most of our clients will need to provide receipts to their employers for reimbursement and by splitting the monthly billing cycle in half, they are able to receive their funds more rapidly. Artesia Rentals will provide the tenant with an invoice at the beginning and middle of each month. Rent for days 1 - 15 of the month are due on the first day of the month, but we do allow a 5 day grace period. Rent for the 15th day through the end of the month is due on the 15th (also with a 5 day grace period). It is the tenants responsibility to mail the payment to Artesia Rentals' La Mesa Office.
Late Fees In order to assure that tenants payments are made in a timely fashion, a $25.00 late fee is added to any payment submitted late. For the first half of the month, a payment made after the 5th would be considered late, and after the 20th for the second half of the month. For official payment date of submission, Artesia Rentals refers to the post mark on the envelope it was mailed in. It is however common practice to issue 1 warning to a tenant who pays a few days late the first time.
Lease Agreements A written lease agreement must be completed by every tenant that rents a property from ArtesiaRentals.com. No property will ever be rented without this written agreement. Rental agreements are always drawn between Artesia Rentals, and the tenant directly. We do not include the tenants employer in the lease agreement. It is solely the tenants responsibility to follow the terms of the lease agreement. The length of stay requested in a reservation will be the length of stay for the lease agreement. This protects the tenant in that no other reservation will be taken for the property rented by said tenant until the expiration date of the tenants agreement.
Security Deposit Security deposits vary from house to house depending upon the length of stay, the owner of the specific property, and other factors. Sometimes security deposits are waived all together in order to accommodate the tenant and make the transaction as simple as possible. In the event that a property is damaged by a tenant, the tenant is clearly responsible (financially) for any damage he or she may have caused. The lack of a security deposit, or the small amount of a deposit does not exempt the tenant from responsibility. Because most of the Artesia Rentals homes are furnished, it is also important to note that tenants are responsible for damage to furniture and equipment included in and around the home with their rental and not simply the dwelling itself.
Cancellations Once a deposit for reservation is received, it will not be refunded if the tenant cancels the reservation unless the tenant is traveling on official government business and can show in writing that his or her official travel orders have been significantly changed or cancelled. Also, 7 days advance noticed are required to cancel any reservation without incurring additional charges. If a reservation is cancelled without notice, the tenant will be subject to a full 7 day charge, and the loss of the reservation deposit.
Utilities All furnished home rentals listed with Artesia Rentals will include in the cost of rental all basic utilities. This means that the Water, Sewer, Electric, and Gas Bills will be paid by Artesia Rentals. We do not ask you to be overly thrifty with your usage, but please to not waste in excess. If we find utility bills that are extremely higher than the average for the property you are renting we will contact you to ask why. We are not being accusatory, but this could suggest a problem. Stuck thermostat, broken water pipe, etc... All of our homes also include paid local telephone service, and basic cable channels. Some homes do offer extended cable channels as an additional benefit. While in most homes, all long distance phone calls are blocked, any overage charges from toll numbers, (pay numbers (900), collect calls, international calls etc...) will be billed to the tenant. It will be the responsibility of the tenant named on the rental agreement to pay these charges no matter who was using the telephone at the time they were incurred. As an additional service, domestic long distance calls can be added to your local telephone service for an additional $35.00 per month. This fee will cover the cost of all domestic long distance phone calls from the home phone. This service must be requested in advance, and any other charges incurred other than domestic long distance will still be the responsibility of the tenant.
Minimum Rental Term All homes listed by Artesia Rentals require a minimum rental of 90 days. Rent Deductions. At no time will rent deductions be allowed. For example, if the tenant experiences a broken window, and the landlord agrees to pay for the repair. In this case if it is in the best interest of the tenant to meet with the repairman and pay for the repair in the sake of time savings, that is OK. What is not allowed is that the tenant may NOT deduct the repair from the next rent payment. The next rent must be paid in full, and the landlord will refund a separate payment to the tenant if this was agreed upon in advance. the reason for this is simple. This can cause many problems on the accounting side and may create problems for tenants who will submit receipts for reimbursement. This also applies to any deposits that may be retained by the landlord. It is never OK to deduct a deposit from any rent payment.
Internet Access In most homes offered by Artesia Rentals, Cable internet access is available for an additional fee. Tenants are welcome access dial up internet service through the telephone at a local access number at no additional charge. The tenant must have their own ISP with a local access number to use this option. If you will be staying longer than 90 days (minimum stay) you may want to inquire about having the cable internet option installed. Some homes will offer this service at no additional fee to longer staying tenants. No technical support will be offered to internet service users. For homes with cable internet service, an Ethernet ready computer and Ethernet cable will be required to access the service. Also, Artesia Rentals expects each of its tenants to be aware that it is there responsibility and there's alone to police what information is accessed through the internet. Artesia Rentals takes no responsibility for any information accessed through the internet by the tenant, tenants guests, tenants family, or anyone else allowed access to the internet by the tenant or without the knowledge of the tenant.
Pets Everyone here at Artesia Rentals is a pet lover and every homeowner listed by us has at least one dog in the family. With that said, it is important to note that each home owner listed with Artesia Rentals is free to determine their own policy as it regards to pets. In some homes, pets may not be allowed. In other homes a refundable pet deposit may be required, and a cleaning fee may be charged. One thing we ask in all homes is that no pets be brought on the property without the permission of the owner. If you have not made an arrangement with the owner of the house you are staying in and a pet is discovered on the property, Artesia Rentals reserves the right to request a $300.00 pet cleaning fee, demand the immediate removal of the pet, and possibly terminate the rental agreement at the discretion of the home owner.
Equipment included with houses We have tried to anticipate the needs of our average tenant and we have done our best to equip all of the houses with everything we consider to be a basic necessity. This should be considered to include bedding, bath towels, kitchen towels, glasses, bowls, plates, pots, pans, silverware, knives, microwave, refrigerator, kitchen trash can, alarm clock, kitchen clock, cutting board, can opener, serving spoons, and cork screw. While typically set up more for a single person or couple than a large family, we consider the houses to be fairly well appointed, and most have a few items not listed here. Most of the owners have opted to place coffee pots in the houses for example, and some have included wine glasses or other similar extras. Most tenants will find that they have a few special needs that they would like to add to the houses to make them more comfortable for the duration of their stay. Most of these items can be easily accommodated by the local Wal-Mart Super Center, and many of the houses now have a few extra items because previous tenants have left behind the inexpensive improvements they thought would be appreciated by the next guest. A few examples of this would be a DVD or Book that they no longer needed, or maybe an additional desk lamp that they liked to have by the bed at night.
Requests for Additional Accessories All of the furnished rental properties listed by Artesia Rentals are well equipped with items that we consider to be basic needs. We realize that we will never be able to foresee every need for every tenant. If you find something that you consider to be a basic need that we have overlooked, please feel free to ask us. If the owner of the house agrees, we will do our best to get it to you. If a house had no drinking glasses, we would consider this a basic need that had been overlooked. If you feel there should be a vase of flowers on the coffee table, we will add your idea to our list of possible ways to improve our homes, but you probably won't get one delivered.
Emergency Repairs If you happen to have a situation in your rental home that requires immediate attention, please attempt to contact us by all means that you have. If for some unforeseeable reason, you are not able to get a response in a timely manner, and you think it is your best course of action to act on our behalf, we agree. For example. If there is a plumbing problem that is significant (ie... leaking water pipe in the house, or overflowing toilet) please, contact a plumber! You should have a number for a local plumber in your house (provided by us) who will bill it to our account. If for some reason they are not able to respond and you find another plumber who will, but charges you directly, we will reimburse you immediately. This of course does not include less significant problems like a slow drain or similar.
Emergencies If you should experience an emergency please contact 911 immediately. This is common sense, but we're trying to be thorough here. If there is a fire, burglary, or medical emergency, we will of course do what we can to help, but your first consideration should be the safety of you and your family and then to contact emergency services by dialing 911.
